We have recently completed the first phase of construction at Symmetry Park, Aston Clinton in Aylesbury.
Three high-quality units comprising 56,034 sq ft, 83,831 sq ft and 112,148 sq ft have been built by A&H Construction.
We secured a pre-let during construction for the 83,831 sq ft unit to Global Infusion Group (GIG) on a 15-year lease last year. The leading provider of catering, hospitality and logistics solutions to food and beverage brands and the worldwide events industry took the unit to allow the business to consolidate its operations from Watford and Chesham under one roof.
Located alongside the A41 17 minutes from Junction 20 of the M25 Motorway, the Aston Clinton site totals 700,000 sq ft on over 46 acres. We successfully gained detailed planning for five buildings ranging from 55,000 sq ft to 212,000 sq ft in February 2017.
Phase two, comprises 18 acres with detailed planning consent already secured and can accommodate up to 450,000 sq ft (41,806 sq m) of warehouse space.
Speaking about the completion of phase one, director Christian Matthews, commented: “Reaching completion of phase one with a major occupier already committed to the scheme puts Symmetry Park, Aston Clinton in a strong position. We are also making good progress to lease the other two buildings.”
“The site is located close to the towns of Aylesbury and Hemel Hempstead, providing readily available labour and excellent access to the M25 motorway and national motorway network. That, coupled with the competitive rents we are able to offer in comparison to neighbouring Hemel Hempstead and Watford, makes Aston Clinton a very credible option to potential occupiers.”
John Madocks-Wright, associate in the industrial & logistics team at Savills, joint agents for the scheme with Brasier Freeth’s Hemel Hempstead office, continued: “With an acute lack of supply of high quality ‘ready-to-go’ facilities available in the area, Symmetry Park, Aston Clinton is high on the list of many potential occupiers looking to expand their operations or relocate.”
“That said, we are also receiving strong interest in design and build opportunities for the second phase, which allows occupiers the option of having their own bespoke facility built to their exact requirements from the outset.”
Savills and Brasier Freeth are the joint acting agents for the scheme, with space available on a leasehold or freehold basis.
The project team includes Savills (project manager); AJA Architects; Framptons Planning; Faithful +Gould (Quantity Surveyors); Aspect Landscape Planning; Hydrock; Dunwoody (M&E).
