Aylesbury Vale District Council, Buckinghamshire Thames Valley Local Enterprise Partnership, Buckinghamshire Business First, Savills Project Management and main contractor Chalcroft Construction joined us to mark the start of construction at Symmetry Park, Aston Clinton.
Phase one will see the development of 248,000 sq ft of space across three units with a 55,000 sq ft, 83,000 sq ft and 110,000 sq ft unit. This first phase alone will represent the largest current speculative warehouse and distribution development in the North West M25 region. Phase two has also secured detail planning consent and is available to pre-let with two units available, Unit 4 totalling 212,000 sq ft and Unit 5 totalling 164,950 sq ft.
Situated directly alongside the A41 dual carriageway off Junction 20 of the M25 Motorway, Symmetry Park, Aston Clinton is a 46-acre site, which is highly accessible with a readily available supply of labour locally.
The buildings will be highly sustainable achieving EPC A and BREEAM Very Good. The specification will provide 50kN/m2 floor loading, a range of eaves heights up to 12m clear, HGV parking, dock leveler doors, level loading doors and security fencing. Internally, the units will offer Grade A office accommodation with double height receptions, air conditioning, raised access floors, lift, shower and kitchenette facilities.
Speaking about the much-anticipated development, Development Director, Tom Leeming commented: “With strong interest already being shown in our Aston Clinton site, we are confident our provision has a competitive edge in the market with its strategic location, prime position alongside the A41 dual carriageway and lower occupier costs compared to nearby Hemel Hempstead.
“Chalcroft, with its proven track record as a principal contractor, has demonstrated its capability to fulfil this scale of project to the time, specification and investment requirements and we look forward to announcing prospective tenants and freeholders at the development.”
Richard Harrington, Chief Executive of Buckinghamshire Thames Valley Local Enterprise Partnership (BTVLEP), said: “We are pleased to be supporting DB Symmetry on this exciting phase of development at Symmetry Park, Aston Clinton. Located on our Aylesbury Vale Enterprise Zone, this major development will help to support new investment and growth for the local economy.”
